EPC's are legally required before you market your property for sale or rental…………
If you intend to sell or rent out your property you are legally required to have ordered an Energy Performance Certificate before you can actively market the property. The suspension by the government of Home Information Packs on 21 st May does not affect the requirement for an EPC.
What is an Energy Performance Certificate?
An Energy Performance Certificate (EPC) is a report on the energy efficiency of you home. The report contains graphs, as shown in the sample below, which give a current and potential energy rating.
The efficiency rating is determined by a criteria which our Domestic Energy Assessor (DEA) is qualified to carried out. Some of the things they will look at are:
- The approximate year of construction and type of construction
- Size of property
- Type of glazing
- The type of heating - central heating, gas fires etc
- Loft insulation
As well as the energy efficiency graphs the report will also make suggestions on how you can improve your property's energy performance, which will lead to reduced carbon emissions, lower energy bills and make the house more attractive to prospective buyers or tenants. |
